Flossmoor shows giving spirit during MLK Day of Service

The cost of heating and air conditioning at Flossmoor Village Hall jumped this week as trustees approved an additional $47,315 to cover unplanned and necessary additions in an ongoing HVAC renovation.

Public Works Director John Brunke told the Village Board that improvements outlined in two change orders, totaling about $38,000, were not anticipated in the design stage of the project. In addition, 15 variable air volume boxes that control air flow to specific areas have been replaced since the project started and more may be needed, Brunke said.

Trustees approved the change orders and also authorized additional monies in case more VAV boxes are required or other unforeseen improvements are needed during construction.

The total HVAC contract is now estimated at $680,115, slightly higher than the amount budgeted for the 2015 fiscal year. However, the board also authorized the use of a $50,776 energy efficiency grant from the Metropolitan Mayors Caucus. That will offset costs, leaving a  positive balance for the project.

“The HVAC system has been a challenge for many years,” said Village Manager Bridget Wachtel. “With this replacement, we are finally correcting some building conditions.”

The HVAC change orders call for the insulation of duct work to prevent the buildup of condensation that leaks through ceiling tiles, and to stop the growth of mildew on ducts. In addition, the change orders include the replacement of a roof exhaust fan, which stopped working during construction and cannot be repaired; if the fan is not replaced air movement in the police gun range will not operate as designed, threatening the safety of personnel at that facility.

During installation of VAV boxes, crews also found registers and ducts that were already corroded, and areas where mold and mildew had started to grow. The change orders call for repairs in those areas.

The change orders also call for a standalone cooling unit for the computer server room at the police department. Project engineers concluded that it was not economical to extend duct work from other areas of the building to the server room.
