Homewood board approves subdivision of Washington Park Plaza

The Homewood Village Board approved a final plat allowing the Washington Park Plaza shopping center on the west side of Halsted Street to be subdivided into nine individual lots at the Jan. 13 meeting. 

The property, located at 17748–17956 Halsted St., is owned by Washington Park Plaza LLC and includes 14 retail tenant spaces totaling about 215,000 square feet of commercial space, Homewood Director of Economic and Community Development Angela Mesaros said. 

Under the approved plan, the shopping center will be divided into nine lots, allowing portions of the property to be sold and owned separately. The changes will primarily affect the two largest parcels within the existing Washington Park Commercial Subdivision. The existing outlet parcels will not be impacted and will remain unchanged, Mesaros said. 

The shopping center was originally built in 1976. Several outlet parcels were then created in 2004 to allow additional commercial development west of Halsted Street, creating six more lots. In 2005, the center was expanded again with the addition of Best Buy and Petco to the site. Washington Park Plaza LLC then acquired the property in 2025, she said. 

According to Mesaros, the proposed subdivision complies with the Homewood Zoning Ordinance and Municipal Code. The property is zoned B-4 Shopping Center District, and the nine approved lots range from about 0.78 acres to 2.44 acres.

The Planning and Zoning Commission reviewed the proposal in September and December and unanimously recommended approval, she said. 

The village currently has a business development agreement with the property owner that includes a sales tax sharing arrangement. The agreement will remain in effect after the subdivision, with future lot owners able to participate or opt out, Mesaros said.
