Flossmoor board to consider agreement with developer interested in long vacant downtown property

Flossmoor trustees will have a chance at the Monday, Dec. 16, board meeting to approve a development agreement that could lead to the construction of a mixed commercial and residential structure in the 2600 block of Flossmoor Road.

The property just west of the Civic Center has been vacant for about 15 years. A proposed development in the mid-2000s did not succeed. The village purchased 2611-2633 Flossmoor Road in 2018 after the property fell into foreclosure, according to a memo from village staff.

The village purchased the property for about $85,000 in order to gain control over future development. The village has promoted the property for mixed-use development with retail on the ground floor and residential above.  

Byron Gregory of Gregory Enterprises and Gene Steinmarch of Steinmarch Development Corporation, both Flossmoor residents, created BG Park Centre LLC and propose to build 13 two- and three-bedroom townhomes with a café with outdoor dining on the first floor.

The land is located within a tax increment finance district (TIF) that was established in 2023, which will enable some incentives for the project. The village will publish an invitation for alternative bids before proceeding with the project.
