Flossmoor has best housing market in four-county suburban area

Flossmoor has long been known as being a “hidden gem,” but it is no longer such a secret. People are taking notice, which was confirmed by a recent article in Crain’s Chicago Business titled, “The Suburb With the Strongest Housing Market So Far This Year.”

According to the article, Flossmoor’s housing market has been the most improved in 2019 of suburbs in Cook, DuPage, Lake and Will counties based on data released for the first eight months of the year by the Chicago Association of Realtors and Midwest Real Estate Data. 

That boost is contrary to the drop seen in most suburbs in those counties where prices and home sales have dropped.

As of the end of August, the number of homes sold in Flossmoor was up by 23 percent and the median sales price up by 2.5 percent. Homes are also selling a tad faster than in the same period the year before.

Christine Horne with Chicagoland Realty Inc. said that she gets interest from a lot of Chicago residents looking to locate to a diverse neighborhood with a variety of home designs that are close to the train. 
 
With everything from mid-century modern to new construction, Horne said the options are vast. 

“There’s a melting pot of choices and the schools and park district are a big draw,” Horne said.

 
It was the schools that first drew her to the community that she’s lived in for 14 years. 

“The high school was the initial reason I moved here,” she said. “I lived nearby, but H-F High School was a Blue Ribbon high school, and I wanted the best for my son. At the time he was in the band, and they had a program that fit him perfectly.”

 
Horne noted she recently helped one client relocate from a newer subdivision in Orland Park to Flossmoor. 

“They wanted tree-lined streets in an established neighborhood rather than new construction,” she said.

 
Susan Jenner of Baird & Warner in Flossmoor grew up in the village and has been a real estate agent for the past 20 years. 

“I’ve never seen the market like it is now,” she said. 

 
She explained that in the past, she might have seen 135 to 140 Flossmoor homes listed over the spring/summer season and 25 percent sold. 

“Our actual base was reduced to barely 100 all year and we had 45 percent sold,” said Jenner. “There were fewer homes on the market and a larger percentage sold.”

 
Demand is up and she’s seeing multiple offers on homes, she added. 

“It’s a thrilling time for Flossmoor,” she said.

 
Jenner noted that there’s a lot of appeal to the South Suburbs’ hidden gem. 

“We are affordable and you get a great house. You’ve got the train to Millennium Station and the University of Chicago, great schools, great people, tree-lined streets. A lot of families are coming back to raise their kids here,” she said. 

 
The recent inaugural Hidden Gem Half Marathon event gave the village further exposure. 

“We expected 300 people and were in the high 600s. These people are messengers for Flossmoor who will go back to their communities and talk about us,” Jenner said.
